{"id":442,"date":"2008-09-08T16:37:34","date_gmt":"2008-09-08T14:37:34","guid":{"rendered":"http:\/\/neuropoolwp-com.beast-hosting.com\/2008\/09\/08\/mit-bausparvertrag-zum-eigenheim-kommen\/"},"modified":"2008-09-08T16:37:34","modified_gmt":"2008-09-08T14:37:34","slug":"mit-bausparvertrag-zum-eigenheim-kommen","status":"publish","type":"post","link":"https:\/\/www.neuropool.com\/en\/reports\/finanzen\/mit-bausparvertrag-zum-eigenheim-kommen.html","title":{"rendered":"Building savings contracts for home ownership"},"content":{"rendered":"<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignleft size-full wp-image-441\" src=\"https:\/\/www.neuropool.com\/wp-content\/uploads\/2008\/09\/bausparvertrag.jpg\" border=\"0\" alt=\"Home ownership with building society contract\" title=\"Home ownership with building society contract\" hspace=\"20\" vspace=\"20\" align=\"left\" width=\"234\" height=\"234\" srcset=\"https:\/\/www.neuropool.com\/wp-content\/uploads\/2008\/09\/bausparvertrag.jpg 234w, https:\/\/www.neuropool.com\/wp-content\/uploads\/2008\/09\/bausparvertrag-150x150.jpg 150w\" sizes=\"(max-width: 234px) 100vw, 234px\" \/><br \/>\"Schaffe, schaffe H\u00e4usle baue\" is the motto for many people who, instead of paying rent, would rather own a flat or house and take out a building society contract to make this a reality.<\/p>\n<p>If you have never dealt with the topic of building society savings before, you may not know how such a building society savings contract actually works.<\/p>\n<p>This form of home purchase initially consists of the owner's contribution, the savings contributions and a state building subsidy.<\/p>\n<p>To obtain such a building society loan, you open a building society account with a bank or building society through which the payments are made.<br \/>\n<!--more--><br \/>\n<br \/>The amount of the personal contribution varies from provider to provider, the conditions of the building society contract also vary and you should seek good advice before concluding the contract as to which form at which bank or building society is best suited to your personal needs.<\/p>\n<p><strong>What are the advantages of saving with a building society account compared to a normal account?<\/strong><\/p>\n<p>The purpose of building society savings is to have an appropriate sum saved and available for your own home after a certain period of time and to receive the highest possible interest rate from the bank, or a low interest rate later on when the loan is paid off.<\/p>\n<p>In many cases, the amount of savings must be 40-50 per cent of the price to be invested in a house.  The bank then provides the rest as a loan, which is paid off over the following years.<\/p>\n<p>Interest rates play a major role, but the interest rate on a building society account is only 0.5 to 1.5 per cent, significantly lower than that of a normal savings account.  Nevertheless, the building society account has a decisive advantage: the interest on the loan will also be very favourable later on and this is important because the instalments will also be paid over a long period of time.<\/p>\n<p>If you change your mind after a certain period of time and wish to withdraw from the building society contract, you can have the balance saved up to this point paid out.  When this is possible again depends on the conditions previously accepted.  However, this can often be the case after just two years of the building society savings phase.<\/p>\n<p><strong>When and how do I get the loan?<\/strong><\/p>\n<p>After the building society savings phase comes the loan from the bank so that you can finally buy your own home.  In the past, this was the point at which many builders miscalculated, as the time at which the loan is allocated cannot be freely chosen.<\/p>\n<p>It depends on several important prerequisites, which in turn should be taken into consideration even before any concrete planning:<\/p>\n<p>- The collectively agreed minimum savings period must have been reached.<\/p>\n<p>- The previously defined minimum savings amount must be available.<\/p>\n<p>- The credit check carried out by the bank or building society must be positive and have resulted in a sufficient score.  The rating number determines the order in which allocations are made to home loan savers; you can think of it like a list at the top of which you have to be placed.<\/p>\n<p>- The allocation must be accepted within four weeks of the allocation being made, otherwise you will no longer be entitled to the loan offered.<\/p>\n<p>If the bank has given you the option of choosing the allocation date when the contract is concluded, you have an advantage.
